Business Plan Proposal for a Small Enterprise Offering Financial and Mortgage Services

This thesis focuses on the establishment of a small business in which financial and mortgage specialist’s work. The main objective of this thesis is, based on the current situation on the financial consultancy market, an analysis of the external environment and a research in establishing and developing a company, to draw up a proposal, using the PERT method, for a procedure for establishing a small business for the financial and credit specialists, such that it is viable and competitive.
Macroprudential regulation of the housing market

Housing market has a considerable impact on the macroeconomic stability. There is an attempt to regulate housing market using a set of macroprudential tools. The first aim of this thesis is to describe and compare macroprudential regulation aiming at the contract between lenders and borrowers in the European Union and Norway. The second aim is to assess the influence of central banks in macroprudential policy-making on the probability that these instruments are implemented. The probability is estimated using a probit model. The comparison shows that there are considerable differences in implemented regulation between individual countries and that countries with high proportion of foreign currency denominated loans use macroprudential measures to mitigate borrowing in foreign currencies. Using the data from the European union and Norway, statistically significant influence of central bank involvement was not identified. The effect of central bank became significant when using larger dataset including non-European countries. In this dataset, the leading role of central bank is associated with lower probability that instruments targeting borrowers are implemented.
Risks to Financial Stability in the Low Interest Rate Environment and its Housing Market Implications: CE Region Study

iv Abstract The current state of the prolonged low interest rate environment may pose a great threat to the soundness of the financial system both in the eurozone countries as well as in the neighboring regions, such as in countries of Central Europe due to high interconnectedness of markets. Some of the recently identified risks of the low interest rate environment are a notable pickup in mortgage lending and house prices, and deterioration of profitability among banks. We study these channels for the Czech Republic, Hungary and Poland, investigating the impact of the imported ECB monetary policy on local (hos countries) during 2004Q4-2019Q4. Our findings suggest that house prices are further driven by low interest rates, and the effect is lagged by two quarters as looser monetary conditions need time to impact our dependant variables. Furthermore, a decrease in the mortgage rate increases mortgage lending in these countries. Lastly, in our study of 27 banks during 2004-2015, we find that ROAA declines by approximately by 17.8 %, given a one percent increase in the 3-month EURIBOR. The aim of this work was to compare different offers and for a few cases to compute the value of the APR for several types of loans. I made calculations for the loan from building savings, bridging loan, secured loan and two types of mortgages. At the end of my work, the results are processed, assessed and according to the value of the APR is determined the order of the individual types of loans. The aim is to ensure better awareness, greater insight of the financial market and at the same time to help with deciding in what situation what kind of loan to apply.

House price developments have a large impact on the macroeconomic stability, which has proven in the recent global financial and economic crisis triggered by a house price boom and bust. The aim of this thesis is to assess the effectiveness of macroprudential regulation aiming at the contract between lenders and borrowers in mitigating housing price and associated credit cycle. To assess effectiveness the macroprudential regulation is analyzed in ten European countries. The regulation in individual countries is subsequently compared. The comparison shows that countries with high proportions of foreign currency denominated debt use macroprudential measures to mitigate foreign exchange risk. Furthermore, the immediate influence of regulation on housing credit is relatively high. However, it diminishes with time.

Causes and consequences of the global economic crisis in 2008

The thesis is divided into two parts, theoretical and practical. The theoretical part is made in the format of literary research. It defines and describes the basic terms that are closely related to the topic. It devotes to the key aspects that contributed to the crisis. It specifies the beginning of the crisis and its impact on the participants. The analytical part uses the techniques of financial analysis. Based on the analysis of financial data it explains the course of the crisis in two organizations. Through cross-comparison of outputs of financial analysis is possible to monitor the course of the crisis in the specific companies BYSTROŇ Group a.s. and LUCEO, s.r.o.
Analysis of the Czech mortgage market and its position in the global crisis

The aim of this thesis is to compare the causes, course and effects of the mortgage crisis and the subsequent financial crisis in the USA and in the Czech Republic in the years 2000-2012. Conclusions comparisons show that the impact of the crisis on the economy of the Czech Republic were milder mainly due to readiness of Czech banks. Furthermore, this work analyzes a model example of choice of parameters mortgage loan from the client's perspective, focusing on the assessment of the advantages of combination mortgages and savings products. Based on the results of this analysis, the combination can be recommended, but with regard to the rates of appreciation achieved when saving resources. If the condition of compensation refinancing costs by the difference in interest rates is satisfied, it is also possible recommended this financial instrument to a qualified client. Finally, we completed the image of the Czech mortgage market by comparing the classical mortgage products in offer of several banks.
Mortgage loan and Hypoindex

As a topic for my thesis I chose "Mortgage loan and Hypoindex". In the introductory part I am mentioning basic information about a mortgage loan, definitions and problems of mortgage loans themselves. That part has the content to help the readers understand the meaning of a mortgage loan. The second part is focused on Hypoindex and a reader not familiar with the issues and sorting mortgage loans could be confused. For that reason the main part is focused on the term Hypoindex, its origin and development. The final part pays attention to comparison of the attitudes to the index by three sides (institution giving information, the index owner and users).
